Sellers Disclosure
Inspection Whether you are selling your property on your own or using a realtor, it’s always a prudent
idea to have a professional home inspection. Knowledge is power. All properties have strengths and weaknesses: we help you
answer how serious the problems are, which must be immediately addressed and which can wait. The more you know about your

Commercial Buildings, Resort or Apartment Complexes. If you buy a resort complex,
commercial building, or multi unit apartment complex, we provide the detailed report on the condition of all systems and components.
In addition, specific fire and safety conditions and requirements are noted based on the type of occupancy. New construction
Inspection UDC-Construction/HVAC A Home Inspection, plus observing if newer construction building codes
are met. The reality is that “new” doesn’t mean that a property will be safe and sound with no problems.
There are many people involved in the building process, some without the proper building knowledge. New homes should never
be considered “exempt” from the home inspection process.
Radon tests: Two
passive, inexpensive tests are conducted in determining the presence of Radon Gas in the building. This testing procedure
has consistently passed the U.S. EPA proficiency tests.

Well Inspection and Testing Is
there enough water? Is the well in safe working order? It is important to know that your private well was built correctly
and protected adequately. Well repairs can be very expensive and may even require replacement -- with an added
cost of abandoning an existing well. A well and pressure system inspection is commonly required by lenders when you buy, sell

Water Quality Testing. For most real estate transactions water is tested for
bacteria, nitrates, and occasionally Lead. There are many contaminates that can be tested in your drinking water. We have

Rental Weatherization
Code Inspections. This is a Wisconsin required code compliance inspection when selling a building that has
residential rental occupancies. Generally, 1&2-family residences constructed before December 1,1978 and buildings
with 3 or more living units constructed before April 15, 1976 may need to have a Rental Weatherization inspection. See

Septic System Inspection and Testing.
Indentifying the type and performance of
the septic system is certainly important in preventing health risks to occupants and environmental contamination. Replacement
systems are costly and may need to be completely upgraded to meet current sanitary building codes if the system has failed.
