One frequently questions we are asked is how much does a home inspection cost? The reality is that if you call 10 different
home inspectors you will likely get 10 different amounts. If an inspector knows you have called others and you tell them the
amount of previous quotes, you will get a "low ball" price. To me these are people who lack confidence in their
service. They may even use the excuse that they are just getting started.
There are many more important factors
to consider, not that cost shouldn't be one of them but ultimatly it should be the
least important if you want
to insure you get the highest level of service.
Gary Roholt is not the cheapest inspector in the business, never
will be. But I am confident that my service is the best in the business. The amount of voluntary positive
feedback from Buyers, Lenders, Real Estate professionals, is a good example of why we can offer our services at a fair price with
total confidence.
Every year we strive to improve with advanced education in building construction and environmental
concerns. I maintain the highest ethical standards in the industry as a member of
ASHI the only Certified Member in the Chippewa Valley. There are some who will promote themselves as meeting ASHI standards
but unless you have went through the certification process, submitting reports for review, annual auditing & background
checks, they are not meeting ASHI standards. I have maintained the proper contractual credentials for well inspections,
septic inspections, and rental weatherization code inspection credentials for over 6 years. Now that well inspection
licenses are required by law my competitors are forced to get licensed, something they avoided since they could get away
with "operating without a license" in the past.
Add to this the fact that for over 30 years I
have been in the building construction and inspection industry, including buying investment or personal properties
to live in, to sell for a profit, or rent. This is the true "school of hard knocks" in my opinion.
Hands on is where I made the most mistakes but also learned the most about how buildings work years before
becoming a professional home inspector.
In the state of Wisconsin calling yourself a Home Inspector is
as simple as finding a web site on the interned that will give you information to pass a test and then
they will sell you their reporting system to the new inspector. In other words if you are good at taking a test, your in. To
me that does not make anyone a good home inspector. Additionally the State of Wisconsin spends little time if any, auditing
to insure you have maintained the continuing ed requirements to renew your license.
Make no mistake. You will get
what you pay for from a home inspector. I would be very suspect of a home inspector that is willing to do a cheap
home inspection. An example would be if the standard building in the area costs about $325 for a complete
home inspection and for the same building you are told $265 or even less, wouldn't you be curious about
the difference? Are they desperate for money? What does that do for you as far as customer service?
Are they afraid they won't get work if they don't cut the price? Do they lack the confidence?
If you are buying a home a home inspection conducted by Gary Roholt and A+ Inspections will pay for itself 10
times over not only in dollars saved in potential expenses after purchase, but you will also feel the confidence, experience
the professionalism, and
understand the information. You will have an honest resource for help in the
future. You will learn a tremendous amount in a short amount of time. You will feel like you are in control of your purchase,
knowing exactly what you are buying. You will know what steps to take next, even if that means walking away from the
purchase.
What is absolutely true is home inspectors are not the same. Purchasing a home inspection is no
different than any other purchase you make. There is no bargain,
you will get what you pay for. If your primary concern
is a cheap inspection, I wish you all the best with your home purchase. If your primary concern is to know throughly, what
is going on with the property you are about to purchase, typically the largest investment you will ever make, I look forward
to meeting with you there.
Buy with confidence!
